Check-in is from 4:00 PM and check-out is strictly at 10:00 AM.

Early check-in is usually not possible as our thorough cleaning process involves a team of 8 people and takes considerable time. On rare occasions when cleaning finishes early, we will contact you on the day to let you know if earlier check-in is available.

Late check-out is not possible as we need to ensure the villa is ready for the next guests.

The villa has 9 bedrooms, each with its own private bathroom. We are legally permitted to accommodate up to 18 guests. However, we can make an exception for up to 2 additional children, bringing the maximum to 20 guests.

Yes, we have a saltwater pool with three different depth areas suitable for all ages.

Pool heating is available in early May and late September–October, depending on weather conditions. Please note that if outdoor temperatures are below 15°C, pool heating will not be effective enough to reach a comfortable swimming temperature.

Important: Pool heating only works effectively when the pool is covered while not in use – this is essential.

The jacuzzi/spa can be heated up to 40°C and is available throughout your stay.

Yes, free private parking is available on the property for multiple vehicles.

Public transport in this area is very limited and not practical for getting around. Bus connections are infrequent and do not serve the immediate area around the villa.

Taxis are available but can be quite expensive as they usually come from Pula. For occasional trips, we recommend using Uber or Cammeo/Wizi for better prices.

However, we strongly recommend having a car during your stay. This will allow you to easily visit beaches, supermarkets, restaurants, and explore the beautiful Istrian region at your own pace.

Unfortunately, we do not have any partnerships with car rental companies. If you are arriving by flight, we suggest checking which rental options are available at your arrival airport.

The nearest beach in Fazana is just a 5-7 minute drive away. We can recommend several beautiful beaches in the area including Kap Kamenjak nature reserve.

Please note: For a pleasant stay, we strongly recommend that our guests have a car. Walking to the beach is not really possible, and taxis or other means of transportation are either difficult to arrange or quite expensive in this area.

Unfortunately, we do not have any partnerships with car rental companies. If you are arriving by flight, we recommend checking which car rental options are available at your arrival airport.

There are several airports within reasonable driving distance:

• Pula Airport (PUY) – approximately 15 minutes by car, the closest option
• Rijeka Airport (RJK) – approximately 1.5 hours by car
• Trieste Airport (TRS), Italy – approximately 1.5 hours by car
• Zagreb Airport (ZAG) – approximately 2.5 hours by car

Pula Airport is the most convenient, though it may have limited flight connections depending on the season. Rijeka and Trieste offer more international connections and are still within comfortable driving distance.

We strongly recommend having a car during your stay, as the villa is located in an area where public transport is not convenient. Unfortunately, we do not have any partnerships with car rental companies, so we suggest checking which rental options are available at your arrival airport.

If you choose to arrive by taxi, please be careful about booking taxis at the airport as they typically charge much higher fees than Uber or Cammeo/Wizi.

Yes, high-speed WiFi is available throughout the property, including the outdoor areas.

Pets are welcome at the property, but there are important rules to follow:

• Pets must not wander outside the property without supervision
• They are only permitted on the ground floor – upper floors are strictly off-limits
• Pets are absolutely not allowed in the pool area or pool
• Please note that there are cats and dogs in the surrounding area

A fee will be charged per pet, per stay. Please contact us in advance if you plan to bring pets.

The villa includes a private pool with swim-up bar, jacuzzi, outdoor kitchen with gas grill, fully equipped indoor kitchen, pool table, table tennis, table football, trampoline, air conditioning in all rooms, and much more.

Yes, in Vodnjan there are both Plodine and Konzum supermarkets, just a 3-minute drive from the villa.

For bigger shopping, we recommend going to Pula where prices and selection are far better. Pula has several large supermarkets including Kaufland, Lidl, and others.

Yes, all bed linen, towels, and bath towels are included for your stay. Kitchen towels are also provided.

Please note that beach towels are not included. We kindly ask that the white towels we provide are not used at the beach.

An upfront deposit (part of the rental fee) is required to secure your booking at Pool-Bar Villa. In case of cancellation, we reserve the right to retain the deposit until the reserved period has been rented to another group.

Refund eligibility:
• If you cancel with enough time for us to rent the period at the same price, you will receive a full refund
• If you cancel up to 2 months before your stay, we may lower the price to secure a new booking – you will receive a partial refund based on the difference
• If the period cannot be rented to anyone else, a refund is unfortunately not possible

Upon arrival, we will give you a tour and show you how to use all our facilities including air conditioning, Wi-Fi, kitchen equipment, pool equipment, spa, barbecue, and more.

Important: All guests staying at the villa (including children) are required to provide a valid identification document (ID card or passport). This is required by the Croatian tourist authority, which mandates that all guests are officially registered at the property.

Please also note that the final balance of your booking will be collected upon check-in.

Yes, baby cots and high chairs are available at the villa. Please let us know before your arrival how many of each you will need so we can have them ready for you.
